How long does it take to buy a house from start to finish?

Industry standard is 6-8 weeks from receipt of contracts, but a number of factors can make the process longer:

  • The number of parties in the chain
  • Somebody in the chain does not want to proceed as quickly as everyone else
  • If the property is leasehold, the transaction becomes more complex
  • Searches or enquiries bring up something unexpected

Can I exchange and complete on the same day?

Honest answer: this is not a good idea. It will make the process a lot more complicated than it needs to be. You will not know whether the transaction will take place right up until the day of completion which can cause worry and stress. All parties will be moving towards completion, making various arrangements without the security of a binding agreement.

You may have booked time off work, and a removal company, only to find that on the day of completion something goes wrong, such as that there has been a delay in receiving mortgage funds or the seller has changed their mind!

Can I complete on a Saturday?

The electronic banking system only works Monday-Friday, and most law firms do not work on Saturdays. Therefore your completion has to take place Monday-Friday.

Do I need to carry out a survey?

Our recommendation: yes. It’s best to put aside a bit of money and apply for a survey, as it’s important that you are aware of any issues with the property.

How much stamp duty will I have to pay?

If your property is under 300K you will no longer have to pay stamp duty, as long as you, or anybody you are purchasing with, have not previously acquired an interest in a property or an equivalent interest in land situated in the UK or anywhere else in the world.

When should I book removals?

Wait until contracts have been exchanged, that way you will have a definite date in mind and you will not incur any further charges from the removal company should that be changed.

How do I get my keys to my new property?

The estate agents will normally hold the keys, or if there are no agents involved please make your own arrangements with the seller to collect the keys.
