How To Speed Up Your Conveyancing Process

Instruct your conveyancer before making an offer on a house

Before you start looking at houses and making an offer on a property, it’s worth instructing a conveyancing solicitor as they will need to do the required checks beforehand.

Arrange a mortgage in principle as soon as possible

This should be one of the very first things you consider before going house hunting or attending house views, as it will give you an idea of the maximum mortgage amount you’re able to afford, therefore making it clear what your maximum budget is for homes on the property market.

Securing a mortgage in principle will also help you should you find a house that you want to make an offer on and won’t bring any delays throughout the process if an agreement is already in place.

If you’re getting some financial help from a family member when purchasing a property, you will need to tell your conveyancer straight away as they will need to write a ‘gift deposit’ document for the lender. Failing to let them know early, could cause potential delays if it is left until last minute.

Arrange a survey

It’s worth getting a survey arranged promptly when you find a property you’re interested in. Make sure you point out specific things that you want the surveyor to check out during their visit of the property, to avoid wasting time later in the purchase process.

Speak to both your surveyor and the conveyancer once you receive the full report, as depending what comes back on the report, you may end up considering renegotiating the property offer or reconsider the purchase completely.

The quicker you can arrange a survey report, the better.

Get all your paperwork in order

If you’re selling a property, it is important you get all the paperwork in order to help the process go ahead without any potential hiccups. You will need to complete a property information form, which includes details such as disputes or complaints during your time here, as well as any certificates given for renovations etc.

Ask for regular updates throughout the process

Whether you’re purchasing or selling, it’s worth pencilling in a few dates a month to get regular updates from both your conveyancer and estate agents.
